Common Questions
How much do I need for a down payment?
Most lenders require at least 10% of the amount financed. Since most homes land around $100K, expect a minimum down payment in the $10K range. If this is a second home, lenders may require 20%. In some cases, down payments can be as low as 5%.
Can I borrow my down payment?
Unfortunately, lenders do not allow the down payment to be borrowed. It must come from your own funds — such as cash, cashed-in stocks, or a gift from someone else. If it's a gift, the lender will require a letter confirming that the funds are not expected to be repaid.
Are tiny homes taxable?
When you purchase your tiny home, you will pay sales tax for the state where it will be registered. Since they are legally considered non-motorized RVs, there is no property tax in most states — but you are responsible for confirming that with your local jurisdiction.
What is the average monthly expense?
Upkeep is minimal compared to a traditional house. Lot rent in a community (like ours) typically includes water, sewer, trash, and full landscaping. Therefore, the only additional expenses would be electric and your house payment (if financed).
